Before you ever step foot in a house, you need to know exactly how much home you can afford. This is the foundation everything else is built on.

Pre-Approval
Income, credit and assets fully verified. This is your buying power in writing. Sellers take it seriously.

Find a Realtor
Your realtor is your negotiator. Find someone who knows how to win in a seller's market. If you're buying a new build — you still need your own agent. The builder's agent works for the builder, not you.

Find Your Home & Open Escrow
Once your offer is accepted, you'll open escrow and put down an Earnest Money Deposit. This shows the seller you're serious and goes toward your closing costs at the end.

Submit Your Loan Application
Your lender sends disclosures and a Loan Estimate. You sign, confirm the terms, and formal approval begins. This is also when the appraisal and home inspection get ordered.

Inspections & Appraisal
The inspection reveals the true condition of the property. The appraisal tells the lender its market value. If it comes in low, you can negotiate — or walk away. Never skip the inspection.

Clear Your Conditions
Upload all required documents as fast as possible. The speed of your closing depends on how quickly you respond.

Final Approval & Closing Disclosure
Three days before closing you receive your Closing Disclosure — a full breakdown of every fee. Compare it line-by-line to your Loan Estimate. If anything changed, ask why before you sign.

Sign & Fund Your Loan
Sign with a title-approved notary, then wire your closing funds. Always verify wiring instructions directly with your escrow officer by phone before sending money.

Get Your Keys
Once the loan funds and the deed records — you're a homeowner. Welcome home.

Do not open new credit cards, buy a car, quit your job, or make large deposits during this entire process. Any change to your financial profile can delay or kill your loan — even on closing day. Stay boring until you have the keys.

DEBT-TO-INCOME RATIO
DTI
DTI is the most important number in mortgage qualifying. It tells the lender what percentage of your income goes toward debt — and determines how much home you can afford.
Front-End DTI
Housing costs only: principal, interest, taxes, insurance, PMI, and HOA.
Back-End DTI
Front-end PLUS all other monthly debts: car loans, student loans, credit cards, child support.

Your credit score is your financial report card. Lenders use it to decide whether to approve you — and at what rate. Higher score means lower rate and lower monthly payment.

The score on Credit Karma is NOT the same score lenders use. Lenders pull from Equifax, Experian, and TransUnion using a mortgage-specific model — FICO 2, 4, and 5. They take the middle of your three scores. Let me pull the right one before you make any assumptions.
